Why the details matter

Better NOI can mean
more property value.

At a constant cap rate, sustainable operating savings can increase a property’s indicated value.

A few useful details

Before you
upload.

A useful report starts with current, readable documents.

Is the report really free?

Yes. Your property report is free. PropForma earns revenue through insurance and financing arrangements if you choose to proceed with an option. You do not have to purchase anything to receive the report.

Which files should I upload?

Upload your latest 12-month operating statement, current rent roll and insurance summary or declarations pages. Add your mortgage statement if the property is financed. Combine related pages into one file per category. PDF, XLSX, CSV, JPG and PNG files are accepted, up to 10 MB each.

What if I don’t have a mortgage statement?

The mortgage document is optional. You can submit the other three files. Financing observations will be limited by the information available.

What happens after I submit?

You’ll receive an on-screen receipt and reference number confirming that your files and report request have been saved. Your documents will be reviewed for report preparation, and we’ll use your contact email for follow-up. The report is not generated instantly on submission.

How are my documents used?

Your documents are stored privately and accessible to the PropForma report reviewer. They are used to prepare your report and respond to your request. We will seek your permission before sharing documents with an insurance or financing provider. Remove tenant names, contact details, bank account numbers, signatures and identification numbers; keep the property and financial figures needed for review. For document or deletion questions, email dwolsten@icloud.com.

Does the report guarantee savings or approval?

No. The report identifies possibilities to investigate based on your documents. Insurance pricing, mortgage terms and any CMHC-insured financing depend on the property, eligibility, provider review and applicable costs. The report is not a quote, financing approval, appraisal or accounting assurance audit.
